Question 1 of 31 / 3

How much is your home loan?

Cash contributions vary by lender, campaign, LVR and product. We use conservative indicative bank assumptions until Nick confirms the live offer.

Why Nick Coyle Mortgages

More than a rate. More than a refix.

Strategy, not just a rate

Cashback is the hook. The structure behind your lending is what actually saves you money over the life of the loan. Nick looks at both.

Free to you

Nick is paid by the lender when your loan settles, not by you. What the bank pays is disclosed before you commit.

20+ lenders compared

Main banks and non-bank lenders, played against each other so you get the best combination of rate, cashback and structure.

The fine print, in plain English

Questions people ask before they call

What does your service cost?

Nothing. If your lending settles with one of our lenders, Nick is paid a commission by that lender. That commission doesn't change the cost of your mortgage, and Nick is upfront about what the bank pays before you commit to anything.

How is the cashback calculated?

We multiply your loan by an indicative cash contribution rate (currently 0.8% to 0.85% depending on the lender). If you've taken a contribution from your current bank inside its clawback window, we pro-rate an estimated clawback and subtract it. Nick replaces these assumptions with the live offer once he's looked at your loan.

What is a clawback?

When a bank gives you a cash contribution, it usually attaches a clawback clause: leave within a set window (commonly 36 months, 48 with some lenders) and you repay a portion of it. The further through the window you are, the less you'd repay. Sometimes a new bank's cashback more than covers it, sometimes it's smarter to wait. That's exactly what Nick works out with you.

When should I review my home loan?

Ideally 60 to 90 days before your fixed term ends. That's enough time to compare lenders, negotiate cashback and restructure without being rushed into whatever rate your bank emails you. If your term has already rolled, it's still worth a call.

Is this calculator accurate?

It's a conservative indication, not a quote. Real offers depend on the lender's current campaign, your loan-to-value ratio, the product you choose, any caps, and individual approval. Treat the number as a reason to check, then let Nick confirm it.

Which lenders do you work with?

Nick compares more than 20 lenders, including the main banks and specialist non-bank lenders, and negotiates cashback and structure alongside the rate.
